Above It All at Pumpkin Ridge
Set on a grassy slope overlooking the distant mountains and patchwork prairie, Peak View’s Pumpkin Ridge subdivision has an open, airy feel that seems lightyears from nearby Greeley. Many homeowners have taken advantage of the scenery by adding oversized decks and patios — perfect for grilling, sunbathing or just whiling away a summer afternoon. While there’s nothing terribly stunning here architecture-wise and the landscaping is on the bare-bones side, who really cares with views like these?
The subdivision, which lies southwest of 59th Avenue and Fourth Street near the open space of the same name, is populated almost exclusively by cookie-cutter, ranch-style homes on tidy but tiny lots. The neighborhood is governed by an HOA that appears to have written a three-color palette into its covenants (dark tan, light tan and beige). Home prices span the low- to mid-200s (more for those in which the full basement has been finished). Lots are still available for $15,000 to $30,000.
While its not Peak View’s most walkable neighborhood (mainly due to its relative isolation), moving into Pumpkin Ridge puts you within a mile or two of Aims Community College, Farr Regional Library, the Family FunPlex and three golf courses: Greeley Country Club, Boomerang Links and the municipal greens at Highland Hills. Ambitious walkers and bikers can hoof it to the neighborhood K-8 school, Winograd, which boasts some of the better test scores in the district. University and West Ridge charter schools and Union Colony Prep School are also within striking distance.
