Erwin History (So Far)
Loveland's Erwin neighborhood actually evolved as three separate subdivisions, each with its own unique history:
EMERALD GLEN
Who: The area was developed by Scott Bray, owner of the Loveland-based company Glen Properties. Bray has worked in the local real estate industry since 1969. He also created a number of other Loveland subdivisions, including Dakota Glen, Marianna Glen, Seven Lakes and Fairway West.
When: Development of the single-family homes began in 1995 along Glen Isle drive and continued through 1998. The duplexes along Lochbuie Circle also went up in 1995. The final phase, the Tonopas and Manitou Court townhouses, was added in 2004.
Original home costs: Single-family homes originally sold for $150,000 to $180,000 back in the 90s. New townhomes were offered for $160,000.
ENCHANTMENT RIDGE
Who: The subdivision is currently under development by Aspen Homes, a Timnath-based company specializing in energy efficient communities. The company is currently run by brothers Jammie and Rob Sabin.
When: Construction began in 2005 on Hayler Avenue and spread west toward Stump. Several homes were still under construction as of early 2012.
Original home costs: Homes in the older section of the neighborhood originally sold for $230,000 to $270,000. Today, new homes are going for around $275,000.
BUCKHORN VILLAGE
Who: The subdivision was developed by Giuliano & Father Construction, a small Fort Collins-based developer. Construction of Buckhorn Village was supervised by John G. Giuliano.
When: Construction began in 2000 in the subdivision's eastern section and continued through 2004.
Original home costs: Homes originally sold for $220,000 to $250,000.
OTHER MILESTONES
August 2010: Ponderosa Elementary School, a Loveland public school, opens on Florence Drive in the Enchantment Ridge subdivision.
