About the Candelas Neighborhood

The land where Candelas now sits was originally settled by George and Sarah Church, in 1861. The Church family harvested Colorado’s first successful wheat crop, was the first to bring irrigation to the region and introduced Hereford cattle to the state.

Candelas is Arvada’s largest and most complete master-planned community. Segmented into six different residential villages, each enjoys its own unique view of the surrounding landscape with glimpses of mountains, valleys, and the downtown Denver skyline.

What is it like to live in Candelas?

Candelas is a community that will match your active and social lifestyle. Through the amenities and the structure of the community, Candelas always has something going on. There are community events for families, kids and adults consistently throughout the year.

The community's convenient location in the northwest corner of Arvada puts residents 10 minutes from Golden, 15 minutes to Boulder and 25 minutes to downtown Denver. Furthermore, there are 13.5 miles of hiking and biking trails, and more trails in the bordering Rocky Flats Wildlife Refuge.

Slowly places to eat, drink and be entertained are being developed in the neighborhood. Resolute Brewing & Tap House and Bluegrass Restaurant are already in place. Next year, Freedom Street Social will open providing further food and drink options. It's wonderful to have some local retail and dining within a short bike ride or walk, and run into a few neighbors at the same time!

The Villages of Candelas

Candelas Neighborhood is divided into six residential villages, each named after their unique geographic setting. From east to west, the six villages are listed below.

  • TownView is a Traditional Neighborhood Design community with a blend of townhomes, single family homes and custom homes. It also includes the Candelas Swim & Fitness Club at TownView.
  • SkyView, the highest elevation in the east side of Candelas, boasts spectacular views in every direction. It features the largest homesites in Candelas with custom and semi-custom homes.
  • ValleyView is nestled in a peaceful valley and offers lower-maintenance homes and future paired homes. It is flanked by two picturesque parks including a dog park and an amphitheater.
  • CanyonView has a wide variety of single-family detached homes and views of Candelas Canyon Park. CanyonView residents enjoy easy access to the 13 miles of recreational trails located in Candelas.
  • MountainView was named for its breathtaking panoramic views of the front range. Most of the homes back to the open space of Candelas canyon, or the Rocky Flats National Wildlife Refuge.
  • ParkView is centered around Church’s Crossing Park and the Candelas Swim & Fitness Club, Parkview. It offers both single-family detached homes and townhomes and is the closest to Three Creeks K-8 school.

Real Estate in Candelas

The real estate market in Candelas Neighborhood is strong. As of Fall 2021, there are a few more single family homes being built but since they have all been sold, that has helped the resale market in our neighborhood. Based on the current pace of our market, home sales in the neighborhood for the year should see an 18% year-over-year gain.

Tips for Home Buyers

Get in as soon as you can and ride the equity train. Now that the single family homes are built out we are seeing significant gains in the resale market. The neighborhood will continue to be desirable based on location, schools, and amenities. If you already live in the neighborhood, the next year will be the best time ever to be a "move up buyer" as a combination of equity in your current home low interest rates could allow you to "move up" in size and/or cost while keeping a similar mortgage payment.

Tips for Home Sellers

When listing make sure to be smart with pricing. Make sure there is a sense of perceived value in the listing price of your home. If you do that, the neighborhood is desirable and you'll have plenty of interest. If you don't and overprice the home, you could become a forgotten listing and take a hit on the price you receive for your home.

With not having family in the area we had a goal of selecting a neighborhood that we thought would have a strong sense of community and thus our neighbors would be our family. Candelas overwhelmingly achieved that goal for us. Based on the support that we received from our community, I wanted to be the local market expert for my neighbors to help them accomplish their real estate goals. I want my fellow neighbors to know that they have a community ambassador that they can trust if they have a real estate need or just a question that needs to be answered.

I have been involved in the Candelas community beyond real estate since we made it our home.

I host and sponsor three annual events in the community: the Movie Night in the Park, a photo booth for Candelas Fest (aka Fall Festival), and the March Madness Community Competition.

I have hosted the Annual Candelas Cares Coat Drive since 2014 supporting two Arvada charities: Backpacks of Mercy and Hope House. Candelas neighbors are generous each year to pay it forward to their Arvada neighbors.

My wife and I have donated, contributed, and been involved with the Three Creeks K-8 PTO.

In 2021, I contributed towards and helped build neighborhood library boxes installed for each Village in Candelas Neighborhood. It's a great way to pass along a book to the next reader, and find your next good read.
