Meet Renee Boston

Meet Renee Boston

Ryan Carter

Renee, super excited to spend time with you today and talk to you. I have been excited since I saw us on our account, on my calendar for this year. I spent a minute since we got to connect because I always enjoy talk with you. You bring so much energy and such personality and such a professionalism to your business and you've certainly brought that to me.

00:00:25:11 - 00:00:41:21

Ryan Carter

Excited for you too, for other years to hear about that and for your clients to know that. So I know a bit about you, but remind me and remind us a bit about your background. What got you to real estate? What were you doing just before you came to 8z and oh, we're going to real estate.

00:00:41:22 - 00:01:01:19

Renee Boston

Sure. I was teaching kindergarten and COVID came. And when they talk to me about teaching kindergartners with math gone, I was like, yeah, I'm now that's just not even like in my in my toolbox, like, can't happen. So I was actually living in the mountains. We moved here from Alabama with the dart after kiddos got out of high school.

00:01:02:04 - 00:01:14:20

Renee Boston

So we decided we need to move to Denver and basically bought my husband's job. So the agent that helped with my house said, I'm so busy. Can you get your real estate license? So I was like, okay. And I did. And yeah, that the rest is history.

00:01:15:01 - 00:01:37:13

Ryan Carter

Yeah. Yeah. Well, the rest is going to be an incredible history. I mean, what a kind of serendipitous, you know, throwing a dot on a map coming to Colorado, getting to Denver and having someone to throw real estate as kind of something in passing for you. And here you are, you know, have built a really successful real estate career.

00:01:37:13 - 00:01:54:22

Ryan Carter

And you're out there helping people making a real impact in their life. And it's really impressive to see. What do you love about it? What what are your you know, what are what are those things that really make you pause and think I really love like I real estate's really special because of.

00:01:55:02 - 00:02:16:19

Renee Boston

It is and I really go back to my teaching days because I really think teachers make the best agents. If you ask people what they did in the past, a lot of successful agents were teachers. I feel like you can't sell someone a house. There's no way. That's, like, dumb to even think that. So I can educate you on the process and educate you some more and some more.

00:02:16:20 - 00:02:34:21

Renee Boston

You know, I can educate you about the market. I can hook you up with a lender who's going to help educate you. So it's all about education. Yeah. And so I feel like I just took my skill sets from, you know, teach in kindergarten and apply them to real estate. And what I did learn in kindergarten is that you can't make anybody do anything.

00:02:35:13 - 00:02:56:23

Renee Boston

There's no way. And it's the same in real estate. And we you can advise them as best as you can, but ultimately it's their decision. And I love what we talk about at 8z you know, providing all the clarity so that they have the confidence to make the decision that is just goes through my head like a thousand times a day, that my job really is to provide clarity so that they can be confident in their decisions.

00:02:57:17 - 00:03:25:02

Ryan Carter

I love that. I remember the first time we met you, you shared that, you know, I shared with you about the three C's clarity, control and confidence. And it was just this kind of like lightning with where you come from in your background about being an educator. And they're very aligned, very, as you say, with this idea of giving clients the education to make the best decisions because you're not selling them on something.

00:03:25:02 - 00:03:29:08

Ryan Carter

You know, they need education to make the best decisions for themselves.

00:03:29:08 - 00:03:29:23

Renee Boston

Exactly.

00:03:29:23 - 00:03:35:02

Ryan Carter

And they're totally confident where they land because of your guidance and your education.

00:03:35:02 - 00:03:50:13

Renee Boston

And I talk to my clients about that all the time because I am probably one of the only agents who love the buy side. Do you like listings? I'm not going to pass on that, that's for sure. But I absolutely love the buy side. So all the girls in my office, they laugh and they're like, You want to do the buy side listings?

00:03:50:19 - 00:04:06:09

Renee Boston

I do like them and I certainly do them whatever it is around the client. But the buy side is so exciting because, you know, there's there's an end and it's exciting and they move in and it's just super special and you kind of stay with them on their journey. Yeah, you know, by style, of course that's super mom.

00:04:06:09 - 00:04:10:02

Renee Boston

But but yeah, I just love the education on the buy side.

00:04:10:08 - 00:04:28:11

Ryan Carter

Yeah, that makes a lot of sense, particularly the impact you could have for buyers because you are really there's a lot more hand-holding or guidance that is needed on the buy side and particularly clients that perhaps are moving to a new area. I would share all of that with them.

00:04:28:13 - 00:04:29:04

Renee Boston

Exactly.

00:04:29:04 - 00:04:29:13

Ryan Carter

Yeah.

00:04:29:22 - 00:04:30:21

Renee Boston

Yeah, it is fun.

00:04:30:23 - 00:04:31:08

Ryan Carter

It is.

00:04:31:08 - 00:04:49:22

Renee Boston

Fun. That is definitely my favorite part of real estate. Getting someone into the home. Yeah. And not necessarily know that. I mean when clients always say is there going to be a housing shortage? And and a lot of people I work with are not from Colorado and I'm like, why do you think I'm here? You are here. Yeah, a lot of other people are here.

00:04:49:22 - 00:04:52:07

Renee Boston

Chances are a big fan of Yeah.

00:04:52:17 - 00:05:07:16

Ryan Carter

Yeah. Well, speaking of that, you know, let's pivot for a moment and talk about the market. You know, how are you? What are you seeing in the market? How are you feeling about the market? You know, any takeaways or conversations you're having clients with clients right now about the market?

00:05:08:05 - 00:05:27:18

Renee Boston

Well, as always, stick with this point. And I really have learned this mostly it is common sense, but there's always a reason for people. To me, if there's death, there's birth, there's job change, there's divorce. There's just a plethora of reasons why people need to buy or sell. So I just stay focused on that no matter what's going in the market.

00:05:27:18 - 00:05:44:20

Renee Boston

Yeah, there are going to be times when people have to move, period. Yeah. So at that point, you know, we're going to try to get them the best situation they can possibly get. The interest rate is high right now, but I think people are kind of settling into that. I've noticed that it hasn't really been a huge issue for me this year.

00:05:45:04 - 00:06:00:20

Renee Boston

There's work arounds, there's bi downs, there's concessions, there's, you know, a bunch of things that you can do. So basically just meeting the people where they are, getting them in the best situation we possibly can. And you know, I'm not going to always preach the right might go down because it might not.

00:06:00:20 - 00:06:01:03

Ryan Carter

Yeah.

00:06:01:10 - 00:06:07:23

Renee Boston

It might go up. But even if it goes up, you're in the best situation. You know, right now, there's never a bad day to buy real estate.

00:06:07:23 - 00:06:28:04

Ryan Carter

That's right. That's right. Yeah. It's really well said. I mean, it's again, about showing up, giving your clients an education in all of their options, whether that's a21 by now, whether that's realizing how long do you need this home for? What? What is it? How it's suiting you? And there's a market always, always. There's a market in a market.

00:06:28:04 - 00:06:43:04

Ryan Carter

There's always a real estate market. You know, just by definition, markets are dynamic, things are fluctuating and moving. So it's really about figuring out what your needs are, having a true professional to guide you to make those best decisions right.

00:06:43:05 - 00:07:03:07

Renee Boston

And I think as a real estate professional, being able to ebb and flow and all that. So it's not about of course, when I first started it was perfect real estate market. I was like, couldn't answer the phone fast enough. Yeah, it was absolutely insane. But my business hasn't really changed. I didn't sell that much more in my first year than I did in my second or third.

00:07:03:12 - 00:07:18:18

Renee Boston

It's all been very steady, but it's lot. I mean, it's a lot of work. I think that's one thing, you know, to kind of have it on to something else. Yeah. When I bought and sold houses in the past, you know, with my husband and my first home, whatever, I thought, oh my God, those villagers make so much money.

00:07:18:18 - 00:07:43:09

Renee Boston

That is ridiculous. And oh, wow, has my mind changed? Because it is a very stressful job. I mean, you have such big amounts of money in your hand and you have people's lives in your hand. And not only the ones that you're working with, but the ones two and three back. I mean, it's a domino effect. So you got to just make sure that everything is lining up.

00:07:43:09 - 00:07:49:21

Renee Boston

It is definitely the most stressful job I've ever had. I still love it more than any job I've ever had, but it is super stressful.

00:07:49:21 - 00:08:17:01

Ryan Carter

That's right. Yeah, I hear you. That sort of idea of whatever reality shows out there right now about real estate, this idea that it's just sexy and showing houses and it is the furthest from the reality of what we do as professionals. And and listening to you say something that your business has pretty much stayed the same because of, you know what that is because of the the market has changed.

00:08:17:01 - 00:08:34:23

Ryan Carter

There are less transactions happening, not in your business because what is happening is right now is where real professionals need to show up for clients because it's such a dynamic market and you are such an expert and a real professional. That's why you are still attracting clients that need that professionalism.

00:08:35:03 - 00:08:52:23

Renee Boston

Thank you. And I agree it's true. I care about my clients more than anything else. And if I was ever something, I would tell a new agent or any body in the business. It's not about the money. And we can cliche and say that all the time. The money is nice. Sure you can have the money provides like a great lifestyle.

00:08:53:08 - 00:09:00:01

Renee Boston

But if you focus on the buyers and the sellers, the money comes. That's right. Period. End of story.

00:09:00:01 - 00:09:27:07

Ryan Carter

That's right. And frankly, when that occurs, it's because an agent is focused on the best results for their client. Absolutely not. That commission. That's why you're successful. Yeah. Yeah. All right, let's pivot to something perhaps a little more sensational or funny, okay? Okay. You know, we talk about a real dynamic market, right? Real estate's dynamics. It's always changing.

00:09:27:07 - 00:09:45:00

Ryan Carter

Every deal is different. I want to hear what's an interesting story or an interesting thing that has happened to you, whether it's in showing a house or, you know, listing side or anything kind of out of the ordinary or unusual. That's you've had in your years of practicing real estate.

00:09:45:12 - 00:09:47:10

Renee Boston

Oh, there's been a bunch.

00:09:47:10 - 00:09:48:07

Ryan Carter

Yeah, yeah.

00:09:48:08 - 00:10:10:04

Renee Boston

Can it go sensational. But I'm going to call it since I want my sense of sensational. And I do hope that this client sees this. Yeah. I met the most amazing family. They moved here from Montana because in the family, they have six children. The husband is deaf, the mom is not deaf. Three of the kids are deaf.

00:10:10:04 - 00:10:33:21

Renee Boston

Three are not. So there's not a lot of deaf resources in Montana. So they chose to move to Denver, but Denver's kind of expensive. And so, you know, they're juggling their house in Montana. Not only did they move here, but they brought another young girl with them to live with them and do deaf school here. And they have not only I mean, they're not only my buyer, so but they are my love.

00:10:33:21 - 00:10:57:02

Renee Boston

I made their mark, my second family. And it is my heart just they're just some of my favorite people in my home and world. They became my favorite people like that. But. But we did some things that made everything really special. Yeah, because I had to listen to her. And I know there's not a lot of deaf resources because just not a lot of people in society that are deaf.

00:10:57:02 - 00:11:24:04

Renee Boston

I get it. You know, it makes me sad, but I get it. We actually got someone to sign at closing so that the husband could actually be a part of everything. And it was so beautiful because she said that's like the first time anyone has ever gone out of their way to make everyone fell apart. Because, you know, for mom, you know, she's always signing, always, you know, she's listening.

00:11:24:09 - 00:11:43:04

Renee Boston

She's signing for them to understand. I mean, oh, my goodness. She has the biggest job in the whole wide world, you know, to try to make sure that everyone is included. And and she has just become one of my dearest friends and her kiddos are my love like all of them. So I call that sensational because, oh, you just never know.

00:11:43:04 - 00:11:51:17

Renee Boston

Like, hey, you're going to bump into and and they're just the most amazing family and I'm so glad they're in Denver and they're doing a whole lot for the deaf community in Denver.

00:11:51:21 - 00:11:54:21

Ryan Carter

That's incredible. That is a sensational story.

00:11:55:00 - 00:11:55:20

Renee Boston

That's a good one.

00:11:55:20 - 00:11:59:14

Ryan Carter

It is a good one. You know, that's why we do it.

00:11:59:17 - 00:12:00:17

Renee Boston

That's why we do it.

00:12:00:17 - 00:12:08:08

Ryan Carter

Those kind of goose bumps right now, to be honest with you, those stories are really what makes what you do is special.

00:12:08:08 - 00:12:20:19

Renee Boston

Well, especially when I got on the phone with her the first time not knowing her and she said she had six children. You know, I stay home with the kids and homeschool and we need a house under $500,000. I was like, Huh?

00:12:21:05 - 00:12:23:00

Ryan Carter

Yeah. Oh, yeah.

00:12:23:06 - 00:12:24:03

Renee Boston

But guess what?

00:12:24:19 - 00:12:33:02

Ryan Carter

You made it for 90. Yeah, well, meant to be there for.

00:12:33:02 - 00:12:35:06

Renee Boston

That I thousand percent.

00:12:35:08 - 00:12:35:14

Ryan Carter

Yeah.

00:12:35:14 - 00:12:54:19

Renee Boston

That and so. And now every once in a while I get a call and she was like, are you busy today? And I'm like, Not really. And she says, I really just need someone to hold the baby. And I'm like, Cool. You know, like, how fast can I get there? So we really become friends and I go to her kiddos plays and things and I'm like part of the family and it's just the greatest.

00:12:54:21 - 00:13:17:05

Ryan Carter

That's super special. That's super special. Well, you know, I have to ask you to share a little bit about talking about special you know, I want I love to just ask you a bit about your experience on 8z and your team. And I know how great it's special has been to have you with us, but I'd love to sort of ask you to share a bit about your experience with O.

00:13:17:19 - 00:13:35:17

Renee Boston

Greatest decision Ever Made, I mean, ever. And I came kind of on a whim through an agent that, you know, was like, you got to donate, so you're going to donate. And it wasn't the right time, but when it became the right time, I call it, I'm like, Okay, I'm ready and you and I'm ahead. Of course, you know, it was like instant connection with anger.

00:13:36:14 - 00:13:48:13

Renee Boston

The girls on my team are just. They are my family. Yeah. And we've got a couple of new girls on the team. And because I love to be the teacher, I don't really know if I love it. It just happened.

00:13:48:13 - 00:13:49:08

Ryan Carter

And I think it's a thing that.

00:13:49:20 - 00:14:08:13

Renee Boston

Just comes naturally. And in the whole, you know, I've always been told, I'm Christopher Robin. If you touch someone, talk to me. They say they feel better or whatever. But anyway, it's just been so great. I've made like close friends. We're all friends. And one thing that we talked about, we just had our big summer bash, which was super exciting.

00:14:08:13 - 00:14:22:21

Renee Boston

So all the husbands were like, I don't want to go. I don't want to go. And I had one of them, but they all came and they all helped. And as we all just get to know each other better, I mean, my husband is like, that was really fun. I'm so glad I got to see everybody and know everybody.

00:14:23:05 - 00:14:37:19

Renee Boston

And not only, you know, are we connected as a team, but now our spouses are jumping in. We know each other's kiddos. Mom's gone, but you know the other, the little kid. And yeah, it's just so special. I'm sure that all the amazing are special, but I don't know.

00:14:38:18 - 00:14:54:14

Ryan Carter

All you know, I think I mean, there might be something to that. Your team is a pretty remarkable team. The connection that you guys have, the culture you have, the support you have for each other, what you guys do is is pretty is pretty awesome.

00:14:54:14 - 00:15:15:01

Renee Boston

Well, I'm going to, you know, go a little deeper on the support we have for each other is unbelievable. Yeah, I'm so used to like if you ask someone in to help, they're like, yeah, let me see you ask somebody to help on our team. It's like, boom, boom, boom. Like you can't get like you might not be the one who helps because they're for other people who jumped in ahead of you.

00:15:15:08 - 00:15:24:20

Renee Boston

And there is nothing better than that and nothing. And it's not, you know. Well, I need to be paid for that. You know, I would like to be paid when I go on vacation, you know, and you help me.

00:15:24:20 - 00:15:25:09

Ryan Carter

That's right.

00:15:25:09 - 00:15:36:22

Renee Boston

Yeah. I happened to get someone's client from start to finish while she was on vacation now. And I don't expect anything out of that except for when I'm on vacation. I know that she'll do the same for me.

00:15:36:22 - 00:15:50:20

Ryan Carter

That's right. That's a really that's a really integral part, I think of who we are and it lives at your team. It lives at the nation. You know, the nation emails come out and says, hey, you know, I need help. Can you? And there's just so much response.

00:15:51:00 - 00:15:55:17

Renee Boston

So fast, like you can't even be the helper sometimes because you are like a millisecond late. Yeah.

00:15:55:17 - 00:16:14:22

Ryan Carter

And it's important because really what that really what that's about, that's ultimately about its core value of clients. First and living the real estate good life because it is a challenging job and you do need to check out in your life happen sometimes but we all continue to we are like clients first so we show for each other in that regard.

00:16:15:06 - 00:16:35:18

Renee Boston

And then we talked about this at our meeting yesterday because an agent asked me to do something for her, but I consider her like a goddess agent and she asked me to do something for her tomorrow. So I felt so honored that she would ask me to do it. I mean, really and truly, because, like, I'm really picky about who takes care of my people.

00:16:35:18 - 00:16:48:10

Renee Boston

Yeah, but I don't even have to be picky on my team because there's nobody that I wouldn't be like, Oh, they would just be awesome. Yeah. So I consider it the ultimate compliment when someone asks me to do something for their client.

00:16:48:14 - 00:16:54:10

Ryan Carter

Yeah, that is a compliment. And, and they are certainly in credible hands. What do you do, shop for your team members?

00:16:54:13 - 00:16:55:07

Renee Boston

Absolutely.

00:16:55:17 - 00:17:04:17

Ryan Carter

Renee. It's an awesome to connect with you and chat and learn more about your business and what you're doing out there. Your clients are really fortunate to have you and we're really fortunate to have you.

00:17:05:05 - 00:17:10:05

Renee Boston

And did it. I love it here. It's the greatest place ever.
