Two Local Market Experts Weigh-in On Their Neighborhoods

Central Park is a dynamic collection of 12 neighborhoods on the northeast side of Denver. Formerly the location of Stapleton International Airport, this area was designed to incorporate architectural diversity, parks, tree-lined streets, and other features to make it especially pedestrian-friendly.
 
Melanie Madden is an agent in the 8z Denver RiNo Office, and has lived in Central Park for five years. “It’s a very convenient place to live… It’s about 20 minutes to the airport, and a lot of pilots live here. It’s also about 20 minutes to downtown Denver and offers proximity to the Children’s Hospital and the new Anschutz medical campus.” Central Park creates more of an urban feel while also providing newer housing and low-maintenance landscaping. “A lot of people would rather pack up and head to the mountains rather than spend their weekends managing their yards.”
 
Another one of Denver’s up-and-coming neighborhoods is Sunnyside, located on the northwest side of the city. This area blends historic charm and big-city convenience, appealing to buyers who want a hip and urban neighborhood at a more reasonable price than other neighborhoods near downtown. The location offers easy access to I-70 and light rail service to downtown Denver, the western suburbs, and even Boulder.
 
Lauren Gates, managing broker of 8z Denver Central Team, has watched Sunnyside develop for the past 10 years. “It appeals to first-time buyers, young families, and young professionals. It’s a walkable neighborhood that offers the amenities of Lower Highlands without the prices. The average price for a home in Sunnyside is $637,000 and those homes earned 12% appreciation from May 2020 to May 2021” Gates says. “Most of the neighborhood’s new residents move from other areas of the Denver, and many are first-time buyers who are tired of renting.”
